A Seasonal Checklist to Help Things Run Smoothly

The Spring season has finally arrived for 2023 and it is indeed is a welcome sight for sore eyes.  After having to deal with Covid19 issues, rising interest rates, banking industry uncertainty and political turmoil, community associations across the land are ready for a change of season.

As a board member, homeowner, or management company professional, don’t miss out on this opportunity to capitalize on this welcomed event for your association. 

Here is a checklist of items to consider as a part of your Spring Cleaning 2023 list:

  • Declutter.  Ask all the homeowners to tag or remove items that are cluttering basements, balconies and/or common areas.
  • Adjust Lighting Timers.  Check and adjust your mechanical timers so the common area lighting turns on and off at the appropriate times
  • Review governing documents.  It is a great time to check your rules and regulations, declaration and bylaws to see if they need updating.
  • Meetings.  Check and schedule all your 2023 board meetings, townhall meetings and social events. Consider community and/or municipal event schedules as well.
  • Landscaping.  It is time to get bids and hire a landscaping company for the upcoming landscaping season if you have not already done so.
  • Capital Planning.  It’s time to review and update your capital project plan for 2023 and beyond.
  • 2023 Operational Planning.  Have you made plans (set dates as possible) for carpet cleaning, window washing, dryer vent cleaning and other general maintenance activities yet for 2023? Create a master schedule for various services such as painting, roofing inspection/maintenance, etc. to be provided by vendors or employees over the coming season.

With the advent of the Spring season, it is a great time to take advantage of the changes and ensure you take the necessary steps to keep your association in good shape.  Follow the prescribed steps mentioned above and you and your fellow homeowners will welcome the changing of the seasons and look forward to a fantastic 2023.
