Company History

Chicago Property Services was founded in 2001 by Salvatore J. Sciacca with the intention of creating the finest community association management company in Chicago. From its humble beginnings operating out of a bedroom, CPS now occupies a 2,500 square foot space in Logan Square. The company has grown considerably over the last 12 years and now serves 50 community associations.

In 2013, CPS redefined the gold standard of community association management by introducing the following service plans: Serenity, Tranquility and ZEN. This represents a major shift in how CPS serves its clients which has gone from operating at the transactional level to serving community associations at the transformational level.

The CPS staff has also undergone remarkable changes over the years in large part due to the tireless efforts of its leader and senior management team. The current CPS team now consists of a group of highly trained experts who are the recognized leaders of the industry in the various community management disciplines ranging from accounting and administrative services, to project services and relationship management. These significant improvements have resulted in a major increase in the retention of the CPS community association clients.

In 2019, CPS broke ground with the build out of the industry’s first ZEN Community Center that is specifically designed for board members and homeowners to have a space specifically designed for board meetings and for educational seminars specifically designed for community living.

Salvatore Sciacca

Salvatore J. Sciacca is the nation’s foremost expert in the community property management industry. With over 25 years of real estate property management experience and as a former board member of a condominium association, Salvatore’s extensive knowledge in the community property management industry has resulted in a transformation in the way property management companies serve community associations throughout the Chicagoland area.

He is also the President and Founder of Chicago Property Services, Chicago’s #1 condo management company specializing in management and operations of condominiums, townhomes, and HOA’s of 50 units and under.

Salvatore is also the founder of managemycommunity.com (MMC), which is a state-of-the-art online support portal for community associations. With over 20 years of industry experience, Salvatore is recognized for his extensive knowledge of capital planning, preventative maintenance, cost-saving measures and community building techniques.

He is also a frequent social media blogger and speaker on a number of sites including: Linked In, Facebook, Pinterest, Twitter, as well as on the corporate website. He also regularly publishes videos on Youtube.

Salvatore has been featured as a guest contributor to articles published by the Chicago Tribune, CAI, ACTHA, and MCD Media’s Condo Lifestyles.

In addition, Salvatore has spoken at numerous events and workshops for the major industry organizations including: Community Association Institute, ACTHA, and is on the Advisory Board for MCD Media’s Condo Lifestyles.

He holds industry stature as a Certified Manager of Community Associations (CMCA), the designation of Association Management Specialist (AMS) and is fully licensed as a manager (License #: 261.001386) through the State of IL.

Salvatore is also the founder and executive director of the Chicagoland Italian American Professionals, chicagolanditalians.com and a co-founder of CasaCose, casacose.com.

Mr. Sciacca holds a Bachelor of Science degree in electrical engineering from the University of Illinois at Urbana Champaign and a Master of Business Administration in international business from DePaul University.  Mr. Sciacca has a young son, Vittorio and a young daughter, Aurora.
